🕵️♂️Risks & Pitfalls to Watch For
Market Shifts
Challenging Preconceptions
📄 Why mortgage lending must rethink income — and how it actually works - mortgage lending needs to shift from traditional income verification methods to a more nuanced understanding of income behavior over time to better assess borrower risk and repayment ability.
📄 Do private listings distort mortgage risk data? - This is why you should care about changes in how real estate agents do business. The rise of private listings in real estate, which obscure critical data such as days on market and price reductions, poses a significant risk to the integrity of mortgage risk assessments and could lead to systemic issues similar to those seen before the 2008 mortgage crisis.

📌 There has not been any further information or appeal filing from FinCEN, yet.
📰 Trump housing order could mean new barriers to federal funding for cities - This executive order aims to remove regulatory barriers to affordable home construction, but it could affect federal funding for cities and states that don’t follow what the order calls “regulatory best practices,” including faster permitting, fewer green building mandates and relaxed limits on exurban development.
📰 Trump budget proposal once again targets affordable housing, homeless assistance (and not in the good way, despite the fact that he keeps say he wants to make housing more affordable)
Elimination of the HOME Investment Partnerships and Community Development Block Grant programs would be part of the 13% cut in HUD’s discretionary budget
Also cuts $393 million from homeless assistance programs in favor of services for mental health and substance abuse programs
State
Uniform Commercial Real Estate Receivership Act - In a sale, to avoid foreclosure situation, this might mean the seller no longer has sole authority to approve a transaction (even if the purchase is for full value i.e. not a short sale). Receiver may have authority. Mostly impacting commercial transactions.
