This week, the title industry was asked…
Question:
How do I clear liens against a mobile home in Florida?
Answers:
Here is what title agents and other industry professionals across the country had to say…
Mobile homes in Florida may be personal property (vehicle title) or real property (deed).
If the mobile home has been permanently affixed to land and a Retirement of Title Certificate was recorded with the county, the mobile home is considered real property and will possess an RP decal.
If the mobile home is personal property, ensure any chattel loan liens are cleared through FLHSMV.
If the mobile home is real property, verify that the mortgage lien has been released in county records.
The Lender may need to issue either a Mobile Home Lien Release (for vehicle titles) or a Satisfaction of Mortgage (for real property).
Check both county land records and FLHSMV records to ensure all liens are properly cleared.
