For years, homebuyers were handed the same reassuring advice:

Stay in the home for five years. Save 20% for the down payment. Set aside 1% of the purchase price for maintenance. Buy as much home as the lender approves.

Those rules sounded responsible because, for many buyers, they once worked reasonably well.
