🐐 Why it Matters 🌳

🐐🌳Every CRE Headline Is True. That's The Problem.🏒

Headlines say investment volume is up, delinquencies are up, investors are buying, and borrower are struggling. Commercial real estate isn't sending mixed signals, the headlines are.

Commercial Real Estate Is Sending Mixed Signals

Commercial real estate headlines have become increasingly confusing.

One day you read:

β€œCommercial and Multifamily Mortgage Delinquencies Remain Mixed in First-Quarter 2026 - MBA”

Then:

β€œCommercial/Multifamily Borrowing Increased 52 Percent in the First Quarter of 2026 β€” MBAβ€œ

Then you see:

β€œCMBS Special Servicing Rate Rises in April, Mainly Driven by Office - Treppβ€œ

Then, usually before your coffee gets cold:

β€œCMBS Special Servicing Rate Declines in May, Led by Office Pullback & Denominator Growth - Treppβ€œ

At some point the average title professional starts wondering whether the analysts writing these reports are sharing the same spreadsheet.

Is commercial recovering?
Or is commercial distressed?

Are lenders back?
Or are lenders nervous?

Are investors buying?
Or are investors fleeing?

The answer is yes.
To all of it.

And understanding why may be more important to your business strategy than any individual statistic in the report.
