The FBI’s Internet Crime Complaint Center (IC3), along with CISA and federal cybersecurity partners, just issued a joint advisory warning about Akira, a ransomware group actively targeting small and mid-sized businesses. This isn’t a theoretical threat or a big-bank problem. Akira goes after companies that handle money, wiring instructions, contracts, scanned IDs, and sensitive documents, which means title agencies are squarely in the blast radius.

Most title companies don’t have dedicated IT staff, enterprise firewalls, or 24/7 monitoring. That’s exactly why attackers choose them. Let’s be honest—half of ALTA One’s business happens after hours. Nancy wasn’t kidding when she said:

Now, I arrived after Nancy, so I didn’t partake in the day 1 Burger and Fries ritual, but I did see her park herself in the middle of Market One (the vedor expo) with a laptop and proceed to do zero work while she racked up new clients left and right. She just let the people come to her. And it works! I watched Bill Svoboda of Closesimple do the same thing. Their booth was set up like a lounge with comfy sofas and chairs. He just hung out on the sofa all day and I rarely ever saw him sitting by himself.

That’s the secret sauce of this industry: connection. The lobby bar becomes a think tank, the hallway becomes a classroom, and every shared cab or coffee line turns into a mini-mentorship. I always joke when explaining the title industry to people:

Some vendors hand out pens. Closinglock showed up with a glass box full of flying money.

Yes, really — one of those wind tunnels where you step inside, shut the door, and try to grab as many bills as you can before the timer runs out. It was ridiculous in the best possible way.

It wasn’t just for laughs — it was pure brand poetry. These folks spend their days helping us protect client funds from wire fraud, and here they were letting everyone literally chase the money. Only a company that confident in their mission can pull that off.

It takes a special kind of vendor to make cybersecurity memorable in a good way, but they did it.

The Federal Housing Finance Agency (FHFA) is rolling out major updates to credit scoring models for loans sold to Fannie Mae and Freddie Mac—and the ripple effects will hit your closing tables sooner than you think.

The Big Shift: New Score Models Are Finally Live

In 2022, FHFA approved both VantageScore 4.0 and FICO 10T as acceptable models for loans delivered to the GSEs. Back then, FHFA said implementation would take “years.”

Fast forward to July 8, 2025: FHFA officially announced that VantageScore 4.0 is now permitted for loans sold to Fannie Mae and Freddie Mac.

This isn’t a theoretical change anymore—it’s here.

FICO vs. VantageScore: Why It Matters

If your eyes glaze over when someone mentions credit models, here’s the short version:

FICO 10T and VantageScore 4.0 look beyond the old-school version of creditworthiness.

These new systems:

• Incorporate “alternative data” such as rent, utility, and telecom payment history

• Can score consumers with shorter credit histories

• Use trended data—a rolling look at how people manage credit over time, not just what’s on their report today

This shift means more potential buyers—especially renters, young adults, and credit rebuilders—will finally have a score high enough to qualify for a mortgage.

And no, before anyone panics, this is not a “social credit score.”

This isn’t about tracking personal behavior—it’s about expanding access through verifiable financial data.

Fannie Mae Drops Minimum Credit Score Requirements

Here’s the part shaking lenders (and underwriters) awake:

Effective November 16, 2025, Fannie Mae’s Selling Guide will remove minimum credit score requirements altogether.

That means:

• The old 620 minimum score for single-borrower loans? Gone.

• The 620 average for multi-borrower loans? Also gone.

Instead, underwriting decisions will rely more heavily on overall risk factors, including income stability, loan-to-value ratio, and payment history patterns.

Fannie’s goal: broaden access to homeownership while maintaining safety through more holistic risk assessment.

But many in the industry are asking: How do we maintain transparency and consistency in underwriting without a floor?

Why Implementation Is Still a Messy Transition

Even though FHFA approved new models, adoption is not instant.

While lenders and investors wrestle with integration, title companies have a unique window of opportunity to build relationships and capture new business.

🏡 1. First-Time Homebuyers Get a Second Chance

For the first time, renters’ good behavior actually counts.

That means millions of credit-invisible Americans—especially Millennials (28–45) and older Gen Z buyers—will start qualifying for mortgages.

Title agents who partner with real estate agents and lenders to educate this group can position themselves as trusted allies in “making homeownership happen.”

Strategy tip: Create educational posts or short videos explaining how rent and utility payments can now help qualify for a mortgage—and tie that back to your closing services.

💸 2. The 2008 Crash Survivors Re-Enter the Market

Thousands of Americans who went through bankruptcy or foreclosure in the 2008 crash were sidelined for over a decade. Many have stable incomes now but still carry scars on their credit reports.

With credit score minimums removed, these consumers finally have a path back to homeownership.

Strategy tip: Work with lenders targeting “re-entry” borrowers. Build campaigns around “Fresh Start” or “Homeownership 2.0”—position your agency as the closing partner who believes in second chances.

Of course, canceled files don’t really whisper from filing cabinets or haunt our offices at night. But if you’ve ever lost hundreds of dollars and countless hours to a deal that died, you know the ghosts are real enough. They haunt your margins. They sap your team’s morale. They make you second-guess your process.
